In line with international best practices in the hotel industry, the government has now made it mandatory for all hotels to become differently abled-friendly.Existing and new hotels of all categories all over the country would now have to comply with the requirements for the differently abled persons in respect of accessibility, special rooms with bathrooms and facilities in the public area by September 1, 2010, according to the revised guidelines.

Tourism ministry has tried to address major concerns to make the classification norms friendlier for differently abled persons by adopting the international best practices, an official release said.In order to keep abreast with the contemporary requirements of the hospitality industry, Ministry has recently reviewed the norms for approval of hotel projects and guidelines for classification of hotels.

The changing requirements of international and domestic travellers clubbed with emeging safety and security consciousness in view of the recent incidents in the country necessiated a review of the hotel classification norms which were last reviewed in 2003.These guidelines have been finalised by the tourism ministry after several rounds of interaction with and inputs from the hotel industry and the related stakeholders.Revised guideline have also taken into account the issues regarding safety and security as per which depending on the star category hotels are now required to have metal detectors, CCTV, X-ray machines, under belly scanners to screen vehicles, verification of staff and suppliers.Food and beverage outlets (restaurants) in the hotels have also been rationalised. For this purpose, the minimum number and type of restaurants have been allocated depending on the location of the hotel in the country based on a system of Grade A and Grade B cities.

The Grade A cities would comprise of major metropolitan cities like Mumbai, Kolkata, Chennai, Bangalore, Pune, Hyderabad and Delhi.Delhi would include the hotels located in Gurgaon, Faridabad, Ghaziabad, Noida and Greater Noida.Grade B cities would comprise all other cities not covered in the Grade A. Hotels located in Grade A cities would require to offer more types of cuisine, number of food and beverages outlets compared to Grade B cities.

With a view to provide high standards of service, it has been made mandatory for hotels to have minimum percentage of trained supervisory and skilled staff possessing degree/diploma/skilled training certificate from central/state Institute of Hotel Management, Food Craft Institute, or from National Council for Hotel Management and Catering Technology affiliated or from other reputed hospitality schools.

Located a short drive from Indira Ghandi International Airport, the hotel has 320 rooms and suites and 90 one-, two- and three-bedroom residences, a 20,000 sq ft spa and 27,000 sq ft of function space as well as several restaurants and large outdoor heated pool.

You've managed hotels all over the world. How does it compare to your experience in India?

Managing in India is easier. People here are very intelligent. The language is easy to communicate and people here are very receptive If I want to turn a room blue tomorrow, they ask me ‘When would I like to start?' They don't ask why. Working here is easier than Bangkok or Vietnam or Australia. Here I will get things done efficiently and more quickly.

But it has a reputation for bureaucracy

Outside yes, but not inside the hotel. When we were starting up the hotel, obtaining all the necessary licences was very tough. I have a whole department looking at that but sometimes it works in your favour and sometimes not. It depends on who you are and who you know.

The economy has changed a lot since this hotel was planned. Do you think you can be successful?

Yes, we opened 250 rooms (out of 330) and in June we did 165 or 170 rooms a day, so we have not been affected a lot. Because we are the latest hotel opening I started at the right price and haven't had to drop it.

Where were these guests staying before, in Gurgaon or in Delhi?

They were staying at the Trident in Gurgaon, but also the Taj Palace, Shangri-la and some at the Sheraton [all in Delhi]. We have displaced a lot of business from Trident, which was the number one hotel in Gurgaon.

Does anyone live in Gurgaon?

Most of the big corporate accounts stay here in Gurgaon, and some of them stay for long periods. If you want to build a big headquarters in Delhi, you have to go outside the city, so all the offices are moving here. It's affordable and it's more spacious. Some live in Gurgaon now because they don't like to commute, but some live in Delhi because of their children's education. You can get a bigger house here than in Delhi and it's a good place to live. Opposite the hotel is a national park, a reserve, and if you stand here in the evening you see deer and wild animals.

Yes, Ambience Island is a multi-complex and we are attached to the Mall. There are Ambience Residences for sale and luxury apartments and condominiums coming soon. Ambience Island in total is 130 acres of land with only 30 acres is used so far.

As well as your new hotel, Leela is opening another property in Delhi next year in time for the Commonwealth Games [taking place 3-14 October 2010]. Won't the new hotel cannibalise your business?

No, not if we plan it properly. The hotel in Delhi will be a super luxury hotel. It will do a lot of leisure, and very very high end business for the corporate world. This hotel in Gurgaon will do a lot of corporate but also convention and MICE business because we have the biggest convention area in Gurgaon. The one in Delhi will not have that, so they are not in the same market. We have been very careful in planning it this way and we just have to manage it properly.

In a bid to emerge as a national hotel chain, the Pride Group of Hotels today announced a Rs 800-crore growth plan for opening five 5-star hotels next year.
"As part of the expansion plans, Pride Group of Hotels aims to open five&apos5-star&aposhotels in Goa, Mumbai, New Delhi, Hyderabad and Alibaug in 2010", the company&aposs Managing Director S P Jain told reporters here.

He said his company would also expand in tier II cities with launches scheduled at Noida, Rajkot, Kochi, Gurgaon and Kolkata by 2011."By 2015, we will have 30 hotels with 3,000 luxurious rooms in 30 cities to emerge as the third largest hotel chain in the country", he said, adding that once this objective is achieved, the company would explore possibilities of extending its reach to other European and Asian countries.

He said Pride Hotels also plans to raise Rs 200 core through Initial Public Offer in 2010. Funds for the expansion plan would also be raised from internal accruals, term loans from banks and various financial institutions." Keeping in view the ambitious growth plans of the company, Kotak Real Estate Fund has invested Rs 45 crore and Primary Real Estate Investments, Mauritius has invested Rs 10 crore in the Equity Capital of Pride Hotels Limited",he said.

Haryana to provide 7,000 hotel rooms for Commonwealth Games

With Delhi facing shortage of hotel rooms for next year's Commonwealth Games, Haryana has said work is in progress to provide 7,000 rooms in Gurgaon and Faridabad for spectators of the prestigious sporting event.

An estimated 100,000 spectators are expected to descend on the national capital during the event and Delhi's 14,000 hotel rooms will be inadequate to accommodate them.The ministry of tourism had estimated that Delhi will need nearly 30,000 hotel rooms to accommodate the tourists."We will provide 7,000 rooms for the spectators of the prestigious event in Gurgaon and Faridabad. We have started work on the projects which will be completed well ahead of time," said a senior official of the Haryana government.

He said the Commonwealth Games will provide a "huge opportunity" for the hospitality industry and Haryana is ready to grab it.Asked to comment on how Delhi will overcome the shortage of hotel rooms, a senior official of the city government said the problem will be overcome with the help of Haryana and Uttar Pradesh.He said the Uttar Pradesh Government is likely to create space for 5,000 rooms.

Abinash Manghani, head of sales and marketing at Fortune Park Hotels in Gurgaon, echoed Sikka's views and said that leisure travel to India had declined by some 20 percent."We have been asked by the government to reduce hotel prices," he said.
According to Indian tourism secretary Surjit Bannerjee, who made a passionate appeal to tourists to come to his country, tourism flow increased in 2008 with foreign tourist arrivals touching 5.37 million over 5.08 million in 2007.However, much of the increase took place in the first half of the year before the deepening of the economic crisis and the Mumbai terror attack. The pace of tourism flow to India had considerably slowed down by the year end.The Indian government, according to Bannerjee, was working closely with Indian hotels to provide incentives aimed at attracting tourism by offering a free night's stay to tourists staying in a hotel.
Nonetheless, the operators here seemed unimpressed by what they described as "very small incentives with too many complex conditions attached".Representatives of Mercury Travels Ltd., a Mumbai based travel company, were in fact prepared for some decline in tourism traffic."As the recession gets deeper, travellers will be calculating their pennies before they embark on any expensive foreign tourism. Germans love travelling, but they also have budget limits, one should not forget," explained S.K. Ravichandran, the Frankfurt-based sales manager of Mercury Travels.
Ravichandran's colleague in Frankfurt, Hans Koehler, the tours manager of Mercury Travels, called for a change in the mindset of Indian hoteliers."Besides charging very high rates, Indian hotels do not give us adequate notice of availability of rooms. They do not understand that European tourists plan their travels well in advance and need notice," said Koehler.
"When we approach some hotel for a quotation, they quote us an incredibly high rate for our customers, even though they may have rooms available. Then suddenly when they realise their rooms need to be filled, they notify us and ask us if we have any customers available to fill in the rooms. That is not how the industry works here," he added.
According to Koehler, hotel rates accounted for 65 percent of tour costs in India. Business travellers can afford to pay such costs because they do not pay out of their own pockets but leisure travellers simply get turned off by exhorbitant rates.When told the government was offering one free night's stay to tourists staying in Indian hotels, Koehler said that the incentives were "highly impractical"."You need a lawyer to interpret the complex fine print," he remarked.
Other tour operators also echoed similar sentiments about organising trips to India. They pointed out that the Palace-on-Wheels luxury train, for example, was charging $500 per day per person. A new version of the train is even more expensive than its older version. Passengers have to dole out $640 per person per night for a seven-day trip.Defending the prices, Usha Sharma, commissioner in the Rajasthan government's tourism department said that new train is "more luxurious in its content and more opulent than the older Palace-on-Wheels"."We created the new train because the old train is overbooked and there is always demand," she argued.However, Sharma's argument did not seem to impress many operators who felt that the prices demanded were beyond the reach of even rich people.

Rents down, new restaurants to test NCR’s taste

New Delhi If the bustling food map of Delhi and the NCR is anything to go by, it’s boom time for first-time restaurateurs despite, or precisely because of, the economic slowdown. A dozen new restaurants are soon to open in the NCR as property rentals dip and raw materials become cheaper.“These are tough times for every industry but the best time for investment in the food and beverage industry,” says food consultant Manu Mohindra.

While upscale South Delhi properties, like those in Khan Market, have lowered rentals by Rs 2 lakh, Mohindra says some properties in Gurgaon have slashed rentals from Rs 120 per square feet to Rs 80 per square feet. “In Noida’s Sector 18, the rates are down by nearly 60 per cent,” he says.

Unitech sells off Gurgaon Hotel for Rs 230 crore

Unitech, the country’s second largest real estate firm, has sold its 200-room budget hotel – Courtyard by Marriott – in Gurgaon to Delhi-based Roop Madan, a high net worth individual (HNI), for around Rs 230 crore. According to sources, the agreement has already been signed and a formal announcement is expected in the next couple of days.

Interestingly, Unitech has also withdrawn its proposal to raise Rs 5,000 crore through issues in overseas markets. Earlier, the company had applied to the Foreign Investment Promotion Board (FIPB) seeking some exemption to bring in more foreign investment in the holding company.

When contacted, a Unitech spokesperson said, “We are in advance stages of negotiations with some of the HNIs and expect to close the transaction shortly.” On the issue of withdrawing its application from FIPB, he refused to comment.

Roop Madan, the buyer of Courtyard by Marriott, has interests in imports, in premium liquor and cigarette trade with investments in many real estate projects, sources said.

This would be the first asset sale by Unitech, which has decided to mop up funds by selling assets such as hotel, commercial real estate and institutional land. The company, which currently has a debt of Rs 8,200 crore, is expected to raise around Rs 1,500 crore from sale of hotels and commercial space.

Sources said that Unitech was also in discussion with a group of HNIs to divest 225,000 sq ft of office space in South Delhi for around Rs 500 crore. The company is planning to sell the office space on a floor basis to HNIs. “In this market, it is difficult to sell large property to an individual buyer,” sources said, and added, “The deal, to be closed in early March, is expected to fetch around Rs 500 crore.”

The Gurgaon hotel’s sale comes at a time when the hotel business has slowed down considerably, with January being one of the worst months in the recent past. Unitech invested Rs 100 crore on this project, including Rs 10 crore on real estate.

The Gurgaon hotel was almost ready and could be opened soon after making marginal changes, sources said. Clarks Inn starts operations in Delhi

Clarks Group of Hotels has opened its first hotel property, Clarks Inn, at Nehru Place, Delhi. The property, which had its soft-opening on January 25, 2009, will start full-fledged operations in the next two weeks. The 26 room business hotel overlooking the Nehru Place business centre has 24 standard Executive rooms and two suites, tailor-made for corporate guests.

Calling the property a ‘prestigious venture’ for the Group, Suneel Rawat, General Manager - Sales & Marketing, Clarks Group of Hotels, said that the sheer presence of signage at a place like Nehru Place in South Delhi has started generating a lot of enquiries for the group’s other properties at different destinations. “People, who were probably not aware that we have hotels down South — like Clarks Exotica Bangalore and one in Goa — are becoming aware of our brands due to this property,” he informed. He added that the property has been completely sold out within two weeks of its beginning operations.

When asked about the services on offer, Rawat said that all the rooms were Wi-Fi enabled, with 24 hour room service. “We provide value-for-money accommodation and services between the range of Rs 3500 and 6000. All the rooms are furnished with wooden flooring and unit air-conditioners,” he informed. Rawat opined that the price they offer is ideal in the recessionary market. “Boutique hotels, with this inventory of 25 to 30 rooms, are best suited for the present market scenario. Anything above this inventory and price will be difficult to sell; such properties will turn out to be white elephants with unsold inventory,” he said. The hotel also has a 30 person conference/meeting room. A multi-cuisine restaurant is present on the hotel’s roof top.

Commenting on the marketing strategy, the GM said that the brand was strong enough to be recognised by people. “We have been in the hospitality business for last 60 years and people know us. That is the reason why we have not done any aggressive marketing for the opening,” he remarked.

Clarks Group of Hotels will open a few additional boutique hotel properties under the Clarks Inn brand in the next one year. In the National Capital Region (NCR), the group has finalised deals for properties at Kaushambi in Ghaziabad, Faridabad and Gurgaon, in Haryana. Another venture that is expected in 2009 is a Mall Hotel in Vrindavan, Uttar Pradesh.
